Pre-construction Phase essentials

At Arden, we understand how confusing and daunting the home-building process can be. That’s why we believe in equipping our clients with everything they need to know, so they can feel at ease throughout their entire journey with us.

As we prepare to bring your dream home to life, this is what’s involved in the pre-construction phase.

  1. Colour and electrical selection

In your colour selection appointment, a qualified Design Consultant will guide you through colour and material selection for the exterior and internal finishes and fittings of your new home.

An electrical appointment will also be conducted with our Electrical Specialist, where you can nominate the location of your power points, light fittings and discuss any additional requirements you may have.

Important note: Any minor structural changes will not be facilitated at your Colour Selection appointment. These changes can be completed at your Tender Appointment.

  1. Tender appointment

In this appointment, we’ll present you with your new home tender. This is the document
that details all the inclusions and upgrades, your selections and itemised costs for your new home. This provides you with the opportunity to check everything is in order before
you proceed with contract signing.

You will review your floor plan and external elevations one last time as this is the final opportunity to make changes to your floor plan and façade.

A second deposit of $5,000 will be required upon completion of this appointment. Once this deposit is paid, Arden Homes will complete your contract drawings and order a 6-star energy assessment, engineering and heating and cooling layout for your home.

Important note: No further structural changes will be accepted after this appointment.

  1. Contract signing appointment

At this appointment, you will be presented with your full set of working drawings, specifications and an industry standard HIA New Home Contract to sign.

Upon signing your New Home Building Contract, you will be required to pay a balance of deposit of 5% of the contract value.

Important note: This stage confirms your final documentation and you are not able to make any further changes at this stage.

  1. Pre-construction preparation

Finalise orders

During this phase Arden Homes will lodge plans to obtain an energy assessment, building permit and, if applicable, developer approval. Supplier orders will be finalised and ready for construction to commence.

A copy of your New Home Building Contract will be sent to your financial institution or lender for final finance approval.

Land title

You’ll supply Arden Homes with a copy of your land title (if not already provided) and your Council Asset Protection permit. If you are undertaking a knockdown rebuild project, you will provide confirmation that demolition is complete and the land is clear.

Final inspection

Arden Homes will conduct a final inspection of your land to check the site is clear and ready for construction to commence.
